Escrow Services
What is escrow service?
- When the real estate closing is not taking place at our title company or the transaction is for a rental property, we hold the earnest money deposit, or escrow, for safe keeping until authorized to release the funds to the appropriate party.
- There is no charge to our customers for this service.

- Holding escrow including deposits, buyer cash to close and lender funds
- Ordering Lien Searches, Title Searches, Payoffs, Association Estoppel Letters and surveys

Short Sale Negotiation
- A short sale is when the contracted amount on the property isn’t enough to cover the closing costs, realtor commission and payoffs. When this happens, the borrower can request the lender take a payoff that is less than what is owed. This process is very lengthy at times and often frustrating to the seller if the seller does not have assistance.
